It's incredibly frustrating to put in so much effort only to be denied an apartment by management. If you've ever wondered why rental applications get denied, here are a few perfectly legal reasons to consider:</span></div><p></p><div><br /></div><div><b>Bad Credit</b></div><div><b><br /></b></div><div>A landlord has to protect their investment, and bad credit scores are often red flags. While it might seem unfair to reject someone solely based on their credit history, your score is a reflection of your financial responsibility. It's no wonder so many landlords opt to fill their vacancies with fiscally responsible tenants over those with less than stellar track records.</div><div><br /></div><div><b>Pets</b></div><div><b><br /></b></div><div>Even when a property allows pets, management can deny your application because of Fido or Fluffy. This is especially true if your pet has a history of violence. Landlords and property managers have to make responsible decisions to protect the safety of everyone involved, so if your beloved pet has a track record for misbehavior, you may find your application denied.</div><div><br /></div><div><b>Questionable References</b></div><div><b><br /></b></div><div>Rental references can be a huge bolster to your application, but if any of them seem questionable, they may jeopardize your chances of securing a new place to live. Landlords and property managers rely on references to ensure you're a responsible, trustworthy tenant. If your previous landlord won't return calls or give sketchy feedback about your tenancy, your application may indeed be passed over.</div><div><br /></div><div>-- Scott Safadi, Cal Bay Property Management</div>Scott Safadihttp://www.blogger.com/profile/10726192181012043473noreply@blogger.com5tag:blogger.com,1999:blog-8872310614062313803.post-53686915890011078352020-08-06T13:12:00.004-07:002020-08-06T13:15:17.179-07:00Property Upgrades That Aren't Worth the Investment<br /><div class="separator" style="clear: both;"><a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiLVWO3Kr9c0Aw-zth682JZGYXvCSNKW9FBVTEZMRynL2WwRUNFeU8f8h4v4BJ6wljeXhOFJ6oJ0jmsgDZNPt1larZAQOAOrE_qRxfWau6PfPT4A6I1QgtgsKMlOpnnnXG8xsUxWaxMg0w/s2048/pexels-pixabay-261105.jpg" style="display: block; padding: 1em 0px;"><span style="color: black;"><img border="0" data-original-height="1460" data-original-width="2048" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiLVWO3Kr9c0Aw-zth682JZGYXvCSNKW9FBVTEZMRynL2WwRUNFeU8f8h4v4BJ6wljeXhOFJ6oJ0jmsgDZNPt1larZAQOAOrE_qRxfWau6PfPT4A6I1QgtgsKMlOpnnnXG8xsUxWaxMg0w/s640/pexels-pixabay-261105.jpg" width="640" /></span></a><div><span style="color: black;">It's easy to assume that any property upgrade you undergo will add value to your rental. Unfortunately, not every upgrade will have the intended impact. Scott Safadi of Cal Bay Property Management advises landlords to do their research before investing. These three common upgrades aren't always worth the time, effort or money it takes to install them correctly:</span></div><div><span style="color: black;"><br /></span></div><div><b><span style="color: black;">Pool</span></b></div><div><span style="color: black;">Pools are pretty universally beloved, but unless you're willing to put in the maintenance work and expenses, it may not be a great amenity to offer. Potential renters will rarely want to keep up with maintenance expenses themselves, and you also risk your insurance rates skyrocketing. Do your homework on the costs of installation, upkeep, and maintenance before you pull the trigger.</span></div><div><span style="color: black;"><br /></span></div><div><b><span style="color: black;">Luxury Finishes</span></b></div><div><span style="color: black;">Everyone loves luxury finishes, but few people are willing to pay more to get them. Go too high grade in your finishes and you could price yourself right out of the market. The truth is that those who can afford luxury upgrades are often looking to buy, not rent. While it's important to invest in nice options for your property, keeping upgrades affordable is key. </span></div><div><span style="color: black;"><br /></span></div><div><b><span style="color: black;">Hardwood Floors</span></b></div><div><span style="color: black;">Hardwood flooring is all the rage right now, and for good reason: it looks gorgeous and is more sanitary than carpet. Unfortunately, though, hardwood requires a decent amount of maintenance. If you're renting to families or tenants with pets, you may be jeopardizing the health and longevity of your floors. Stick with a high-quality laminate that gives the look of hardwood without the effort. </span></div><div><span style="color: black;"><br /></span></div><div><span style="color: black;">-- Scott Safadi, Cal Bay Property Management</span></div></div>Scott Safadihttp://www.blogger.com/profile/10726192181012043473noreply@blogger.com2tag:blogger.com,1999:blog-8872310614062313803.post-6180365671697239202020-07-30T08:31:00.000-07:002020-07-30T08:31:21.543-07:00Apartment Petiquette Rules to Live By<br /><div class="separator" style="clear: both; text-align: center;"><a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEhZfjWkZVWX6hZcc0VpeUfgDd8zzeDzaDHJDq1stxwFg4RDRFW3fQjrQIAQNx8tLmvqEBWn8Bf6eZrqnix2Adn7vgaQNr52qfHSEUcUBdQEUtFxFDR482cxQtc2pBUWim-nopnKCmjp3x4/s2048/english-cocker-spaniel-puppy-sitting-on-ground-beside-grass-1254140.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="1365" data-original-width="2048" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEhZfjWkZVWX6hZcc0VpeUfgDd8zzeDzaDHJDq1stxwFg4RDRFW3fQjrQIAQNx8tLmvqEBWn8Bf6eZrqnix2Adn7vgaQNr52qfHSEUcUBdQEUtFxFDR482cxQtc2pBUWim-nopnKCmjp3x4/s320/english-cocker-spaniel-puppy-sitting-on-ground-beside-grass-1254140.jpg" width="320" /></a></div><div class="separator" style="clear: both; text-align: center;"><span style="text-align: left;">Petiquette might sound like a silly word, but it's a very real idea that more renters are catching onto. As pet-friendly rental communities are becoming more and more common, it's important to be mindful of rules, requirements, and animal faux pas. Establishing a good rapport with your landlord and neighbors is key for a successful rental experience, and your pets must be included in that process.</span></div><div><br /></div><div>If you're curious about how to engage in good petiquette, start with taking care of business. A lot of pet-friendly communities have designated areas for dogs to go to the bathroom, and training your dog to go there is an excellent start to your petiquette journey. If there's not a designated area, avoid main walkways and any carefully manicured garden beds. Wherever your dog chooses to go, always be sure to clean up after them!</div><div><br /></div><div>Speaking of dogs, if your pup is prone to barking, consider quiet hours when moving into a new community. While a midnight play session might sound fun for you and your pooch, others won't appreciate loud noise that late at night. Even if your dog isn't especially loud, their heavy footfalls can keep your neighbors up, so be mindful of your habits.</div><div><br /></div><div>Cat lovers have to be aware of petiquette too! As you empty your cat's litter box and take the trash to the community garbage dumpster, be sure to double bag the litter. The weight of kitty litter can be deceptive, and bags full of the stuff can be prone to breaking before you actually reach the dumpster. </div><div><br /></div><div>-- Scott Safadi, Cal Bay Property Management</div>Scott Safadihttp://www.blogger.com/profile/10726192181012043473noreply@blogger.com0tag:blogger.com,1999:blog-8872310614062313803.post-48189160391011539402020-07-23T08:27:00.001-07:002020-07-23T08:27:49.588-07:00Rookie Moving Mistakes to Avoid<div class="separator" style="clear: both; text-align: center;">
<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgrBkG-s8W7_LzMyr6zqOHT3kbX4pMfe6ZxOyKbF5KqdaKYy3FVNadrMclxWeGXXsBHL3EVpygLYW1dfehn0dLWIj-r97QB4c3HyHe2VUecmTA4ZafDIn9wQmjgvEvscJGOPAwCNSP5VBs/s1600/woman-in-grey-shirt-holding-brown-cardboard-box-761999+%25281%2529.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="1067" data-original-width="1600" height="213" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgrBkG-s8W7_LzMyr6zqOHT3kbX4pMfe6ZxOyKbF5KqdaKYy3FVNadrMclxWeGXXsBHL3EVpygLYW1dfehn0dLWIj-r97QB4c3HyHe2VUecmTA4ZafDIn9wQmjgvEvscJGOPAwCNSP5VBs/s320/woman-in-grey-shirt-holding-brown-cardboard-box-761999+%25281%2529.jpg" width="320" /></a></div>
<div>
Moving is exciting. Whether it is your first move or your 50th, there's no denying the thrill that comes with a fresh start and a new setting. Before you can begin relishing your new home, though, you'll have to undergo the dreaded move. While moving can be stressful at times, it doesn't have to be. Scott Safadi of Cal Bay Property Management recommends avoiding these common mistakes that frequently lead to confusion, exhaustion, and unnecessary stress:</div>
<div>
<br /></div>
<div>
<b>Forgetting to Make a Plan</b></div>
<div>
<b><br /></b></div>
<div>
While you might be tempted to just throw everything into boxes and sort it out once you've moved into your new place, this is a recipe for disaster. Without a plan in place, your move could be a serious headache. Take time to inventory your possessions and group them in a way that makes sense. It'll make the unpacking process much easier!</div>
<div>
<br /></div>
<div>
<b>Failing to Set Aside Must-Haves</b></div>
<div>
<b><br /></b></div>
<div>
Once you're in your new apartment, you'll be eager to unwind. Make it easy on yourself! Group must-haves like phone chargers, coffee pots, toiletries, and clothes together. Also, be sure to keep important documents like your lease and renters' insurance policy close at hand.</div>
<div>
<br /></div>
<div>
<b>Ignoring Your Pets' Needs</b></div>
<div>
<b><br /></b></div>
<div>
Your pet is part of the family, but without a voice of their own, they can struggle to have their needs recognized. This is especially true during moves. Create a pet survival pack for them as you pack up the rest of your home. Include food, bowls, medicine, leashes, and anything else you might need to grab at a moments' notice. Your pet will thank you for thinking ahead!</div>

<div>
A lush, green yard can be incredibly enticing for renters. Without regular pruning, however, trees can present a real threat to the health of your property and the safety of your tenants. While some maintenance chores can be shrugged off until the next quarter, this is one you don't want to procrastinate on. Pruning will make your property look neat and tidy while also ensuring your trees stay healthy.</div>
<div>
<br /></div>
<div>
Before you start pruning, take a careful assessment of your trees. You'll want to remove branches and limbs that are weak or dying. Take a close up look at each branch before deciding which to snip. Use a three-point method to begin. </div>
<div>
<br /></div>
<div>
On the branch that needs to be removed, start by sawing about halfway through the bottom of the limb. Then make your top cut by sawing one or two inches from your initial undercut. Next, make the final cut to remove the limb entirely. Any diseased, dying branches or limbs with water sprouts can be safely removed.</div>
<div>
<br /></div>
<div>
When in doubt, leave this important job to the experts. Safety is key when pruning trees, and if you have a tree near an electrical wire, call on a professional to do the work. </div>
<div>

<div>
It's always a good idea to make a formal introduction to new tenants. After all, it's true what they say: you don't get a second chance at a first impression. By reaching out early on in a renter's occupancy, you can set the tone and ensure they come to you with questions and concerns. This task is typically done in person, but given the spread of COVID-19, many landlords are turning to introduction letters instead. It's a safe, easy way to greet new tenants while prioritizing everyone's safety, says Scott Safadi of Cal Bay Property Management.</div>
<div>
<br /></div>
<div>
Start by collecting tenant contact information. Be sure to ask about their preferred method of communication. Email is generally the best way to reach out, but a letter slipped into each tenant's mailbox can be just as effective. </div>
<div>
<br /></div>
<div>
In your letter, introduce yourself and welcome them to the community. Tell them how they'll be expected to pay rent, when it is due, and to whom they should make the payment. Share your contact information and details on submitting maintenance requests. By formally welcoming your tenants to the property, you'll up the odds of starting and maintaining an excellent rapport throughout their residency.</div>

<div>
Smart home technology has become increasingly popular over the years. It's a great way to automate our homes and live more conveniently. The perks are even better for landlords. Smart thermostats, for instance, can save serious energy, and in turn, lower heating expenses. Users can control the temperature of their unit based on usage, time of day, and even weather patterns. </div>
<div>
<br /></div>
<div>
Scott Safadi of Cal Bay Property Management encourages landlords to install smart thermostat technology as a way to attract and retain new tenants. In competitive housing markets, even little things like smart home technology can go a long way to win over renters. </div>
<div>
<br /></div>
<div>
Smart technology can even help you raise your rental fees. Amenities like smart thermostats increase the overall value of a rental unit, allowing you to upcharge tenants. If you pay utilities on behalf of your tenants, a smart thermostat can be an even better way to monitor usage while saving some money. When your unit is vacant, you won't have to worry about wasting energy, either.</div>

<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEheSCVnMC9GlhSmFqfHFyjlw_0n_zecD4YZE-mBaibnxBb55iUG-gxAcqzgAzEXJO4O_nmYvtF3th-p_ecvos8TGc7Fjd8DMdTbeR-LKhbxXqK2fhA7CDTk6_HRhFA8BscudnkrKoDA_cE/s1600/pexels-photo-45059.jpeg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="1029" data-original-width="1600" height="205" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEheSCVnMC9GlhSmFqfHFyjlw_0n_zecD4YZE-mBaibnxBb55iUG-gxAcqzgAzEXJO4O_nmYvtF3th-p_ecvos8TGc7Fjd8DMdTbeR-LKhbxXqK2fhA7CDTk6_HRhFA8BscudnkrKoDA_cE/s320/pexels-photo-45059.jpeg" width="320" /></a></div>
<div>
Virtually every home, apartment building, and townhome on the planet has mold. The substance is incredibly common. It's also incredibly dangerous if not handled correctly. When mold spores find the right environment in which to grow, black mold can develop. This leads to allergic reactions, nausea, headaches, and other immune responses. Thankfully, there are ways to mitigate the impact of mold in rental properties.</div>
<div>
<br /></div>
<div>
Many of the most common causes of mold involve improper ventilation. Get tenants on board with preventing mold growth by alerting them of the risks. Simple strategies like cracking a window or using a fan when taking a steamy shower can help. Should your tenant spot mold, tell them to loop you in on their findings. The sooner you take action, the easier it will be to eliminate.</div>
<div>
<br /></div>
<div>
Should you discover mold in your rental property, clean the area thoroughly. Use water and soap to scrub mold from hard surfaces. Once dry, check back to see that it was completely eliminated. You may want to wear a face mask while doing so - mold spores can be released into the air and inhaled while cleaning.</div>
<div>
<br /></div>
<div>
Once mold has been eliminated, take a moment to investigate the source. You can spend hours cleaning, only to find that more mold takes its place a month later. A leaky sink, a clogged vent, or an especially porous carpet can all lead to rapid mold growth!</div>

<div>
As COVID-19 continues to disrupt virtually every facet of modern life, social distancing efforts remain one of the best weapons against infection. Many people are working remotely, spending more time at home, and generally adapting their daily lives to prevent getting sick. With more people killing time at home, you may notice an uptick in the usage of common areas and amenities. </div>
<div>
<br /></div>
<div>
If you're hoping to manage your common areas safely amidst social distancing efforts, consider how to evolve your COVID-19 response plan. While initial policies might have meant closing down common areas and amenities, it may be time to open such spaces up with restrictions. Keep tabs on your local orders and align your policies accordingly.</div>
<div>
<br /></div>
<div>
Whatever rules you decide to employ, make your policies clear to everyone. Share updates on whether or not your pool or gym will reopen, and post physical signage in those spots, too. By keeping the lines of communication open and transparent, it's easier to get everyone on the same page.</div>
<div>
<br /></div>
<div>
It's a challenging time for everyone, and the decisions you make in the wake of COVID-19 can have far-reaching ramifications. Weigh each choice carefully and you're sure to do what's best for your tenants and community.</div>

<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEizw1OG0u34mC4Z64DlOG4-Js86qviLMmNV7rbyVeXcDIDEIDX7J7cIERQnlbK_2fyT5N53_Bg70MZAvuv1ZKxqCwL4ORypE4HcsOTW8NsFoWOOnLEgI_flnYf_QdmutUSK00mWSMUqLMA/s1600/pexels-photo-1311518+%25281%2529.jpeg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="1068" data-original-width="1600" height="213" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEizw1OG0u34mC4Z64DlOG4-Js86qviLMmNV7rbyVeXcDIDEIDX7J7cIERQnlbK_2fyT5N53_Bg70MZAvuv1ZKxqCwL4ORypE4HcsOTW8NsFoWOOnLEgI_flnYf_QdmutUSK00mWSMUqLMA/s320/pexels-photo-1311518+%25281%2529.jpeg" width="320" /></a></div>
<div>
The COVID-19 pandemic has presented unique and difficult challenges for us all. As more and more companies continue laying off employees, chances are good you'll have to contend with a tenant losing their job. While it's easy to jump to a worst-case scenario state of mind, remaining calm and supportive can go a long way in meeting tenants where they are. </div>
<div>
<br /></div>
<div>
Talk with your tenants about their situations. Your first concern shouldn't be about how they'll pay the rent. Instead, express genuine empathy and give tenants some space to cope with their job loss. In many cases, tenants may have new opportunities that will leave them with plenty of cash to pay rent. </div>
<div>
<br /></div>
<div>
Should a tenant miss a rental payment, communications should continue. Ask about their long-term plans and hopes for the future. If the tenant has been timely with their rent payments before and you'd like to extend them some grace, see if they can manage to pay a reduced rate. Even a month or two of reduced rent payments can be enough to help some tenants get back on their feet.</div>
<div>
<br /></div>
<div>
While the right path forward isn't always clear, operating with empathy and understanding can help guide your decisions as a landlord.</div>

<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEhpyAq_TdhGxhNHHnioOUxVFzXM9dDS2tG3WBcZF2Dd-v0nTAcFwKJg9S4HpE-ESw7niTlVidcogMivflDl8QhfJujdHFyRAEfo6B2faOngnP_A88lAphtqBTJ00wZhyX8dxZ2PXZWYEVs/s1600/pexels-photo-4008501.jpeg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="1067" data-original-width="1600" height="213" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEhpyAq_TdhGxhNHHnioOUxVFzXM9dDS2tG3WBcZF2Dd-v0nTAcFwKJg9S4HpE-ESw7niTlVidcogMivflDl8QhfJujdHFyRAEfo6B2faOngnP_A88lAphtqBTJ00wZhyX8dxZ2PXZWYEVs/s320/pexels-photo-4008501.jpeg" width="320" /></a></div>
<div>
Most of us don't spend much time thinking about our weekly chores. After years of doing laundry and dishes, we become experts in our own preferred cleaning methods. Believe it or not, though, common misconceptions about cleaning can bleed into our own methodologies. Learning more about these myths can help make your home easier to clean! Here are three of the most common misconceptions:</div>
<div>
<br /></div>
<div>
<b>Myth 1: Vinegar is a Disinfectant</b></div>
<div>
<b><br /></b></div>
<div>
Vinegar is a surprisingly versatile tool to use in your efforts to clean your home, but if you're hoping to rid your space of germs, you're better off selecting another cleanser. Vinegar is great for stains and removing tacky gunk from surfaces, but it is no substitute for traditional disinfecting chemicals. When the task calls for a serious disinfectant, you'll want to use bleach.</div>
<div>
<br /></div>
<div>
<b>Myth 2: Bleach Should be Used On All Surfaces</b></div>
<div>
<b><br /></b></div>
<div>
Though bleach is undeniably powerful, it can be harmful to certain surfaces in your home. Bleach can break down certain materials, and it's also potentially dangerous to use around children and pets. While bleach will remain a cleaning MVP, be sure you're using it safely!</div>
<div>
<br /></div>
<div>
<b>Myth 3: Steam Cleaning Carpet Causes Mold Growth</b></div>
<div>
<b><br /></b></div>
<div>
Carpets sometimes smell stale right after they've been steam cleaned, but that doesn't necessarily mean you should expect mold to grow. Whether you hire professional cleaners or rent a wet vac and DIY your carpets, you'll probably notice a musty smell while they dry. There's no need to panic! As long as your carpet is properly ventilated, you don't run the risk of any extra mold growth.</div>

<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgNzdmpl-08raCCNKL11bFio4rmiMpjpBDrhxs3QJZoPWcDFjHqPKOF7rxHJ3REnOyAoAtzBDpU7ilYrK-fcsvQRbyLfsbrfb7Zl_Wq8IeeUPSwPdGcmhyphenhyphenPO_IgbRkJjRE6f4YrQlFcPw4/s1600/pexels-photo-3791614.jpeg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="1067" data-original-width="1600" height="213" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgNzdmpl-08raCCNKL11bFio4rmiMpjpBDrhxs3QJZoPWcDFjHqPKOF7rxHJ3REnOyAoAtzBDpU7ilYrK-fcsvQRbyLfsbrfb7Zl_Wq8IeeUPSwPdGcmhyphenhyphenPO_IgbRkJjRE6f4YrQlFcPw4/s320/pexels-photo-3791614.jpeg" width="320" /></a></div>
<div>
Coronavirus-related closings have put much of the nation on hold. Restaurants, schools, and virtually every other kind of non-essential business have all seen serious disruptions. Many people assume that the stay at home orders around the country would mean putting their apartment search on hold. Thankfully, virtual options allow the rental hunt to continue. Scott Safadi of Cal Bay Property Management encourages all landlords to consider extending virtual showings of their vacant rentals. </div>
<div>
<br /></div>
<div>
Social distancing is hard when you're conducting tours in person. Even with masks and gloves, it's difficult to show off a rental property while maintaining six feet of space. By offering virtual tours, you keep both employees and prospective tenants healthy and happy. </div>
<div>
<br /></div>
<div>
All good virtual tours begin with great photography. If you don't already have excellent photos of your rental online, consider reaching out to a local photographer for help. While some websites feature video footage and 360-degree virtual reality-style tours, you don't need all the bells and whistles to effectively market your rental. Instead, rely on clear communications about what you have to offer and back up those amenities with great photography.</div>
<div>
<br /></div>
<div>
Before you extend an invite on a virtual tour, it can be helpful to ask screening questions. The more information you know about a prospective tenant ahead of a tour - virtual or otherwise - the better. By understanding their needs, you can tailor your tour to their precise interests and needs, saving everyone valuable time!</div>

<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEhr4MDscu0521Svc9w6CQ5PxmBkYC-Ea1UKP7UBVADdTnFeAB1gCyrrmt4x5NTmx_UDKIyfsi7h-EqJDgFLRvmh-KYAWCPC790YvGl1WFQR400A2WZbc3KyhB5bD8YtTmMJXlnY0evmFlA/s1600/pexels-photo-995686.jpeg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="1067" data-original-width="1600" height="213" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEhr4MDscu0521Svc9w6CQ5PxmBkYC-Ea1UKP7UBVADdTnFeAB1gCyrrmt4x5NTmx_UDKIyfsi7h-EqJDgFLRvmh-KYAWCPC790YvGl1WFQR400A2WZbc3KyhB5bD8YtTmMJXlnY0evmFlA/s320/pexels-photo-995686.jpeg" width="320" /></a></div>
<div>
<br /></div>
<div>
Visit any bar in Germany and you'll find yourself awash in delicious options to sip. From Berliner Weisses to Hefeweizens to crisp ciders, there's no shortage of varieties to try. Many Americans may find themselves surprised by one German beer trend in particular though: non-alcoholic beers <a data-saferedirecturl="https://www.google.com/url?q=https://www.beervanablog.com/beervana/2020/2/17/will-non-alcoholic-beer-find-an-audience&source=gmail&ust=1588603396517000&usg=AFQjCNEmu0P0G8iqUYMciU5jkdWFhjuSZg" href="https://www.beervanablog.com/beervana/2020/2/17/will-non-alcoholic-beer-find-an-audience" target="_blank">make up seven percent of the German market</a>. By comparison, non-alcoholic pours comprise just half of one percent of the American beer market. </div>
<div>
<br /></div>
<div>
The trend may spill onto American shores more quickly than you might expect. Non-alcoholic beers offer a similar flavor but fewer calories than traditional brews. They're driver-friendly, giving commuters a great option for enjoying a drink and getting home safely. Non-alcoholic pours are also hydrating. Instead of waking up with a hangover, you'll feel more refreshed than ever.</div>
<div>
<br /></div>
<div>
While the benefits are obvious, the drawbacks are numerous. Though American beer culture has become elevated in the last ten years, with more focus on flavor and ingredients than ever before, consumers still look forward to getting a buzz on. Older drinkers may appreciate the hydrating qualities of a non-alcoholic beer, but younger consumers may not be as health-conscious. Still, the trend is worth keeping an eye on!</div>

<div>
Not everyone was born with a green thumb. While some people are natural gardeners, many of us struggle to keep even the most basic of succulents alive. If you're eager to bring a little nature indoors this season, it's worth exploring some low-maintenance houseplant options. You'd be surprised at how easy it can be to keep plants thriving!</div>
<div>
<br /></div>
<div>
Here are a few varieties worth trying:</div>
<div>
<br /></div>
<div>
<b>ZZ Plants</b></div>
<div>
<b><br /></b></div>
<div>
Perhaps the lowest-maintenance plant in existence, the ZZ plant won't mind if you ignore it completely for months at a time. Its dark green leaves provide a pretty contrast to white walls, and it's happy in just about any kind of light. The only downside? It takes a long, long time to grow!</div>
<div>
<br /></div>
<div>
<b>Pothos</b></div>
<div>
<b><br /></b></div>
<div>
This gorgeous plant only looks high maintenance! Striking green leaves and a fast-growing nature makes Pothos plants easy to love. Just be sure to keep them far from prying kittens and pups who might be tempted to take a bite - they're poisonous to cats and dogs.</div>
<div>
<br /></div>
<div>
<b>Air Plants</b></div>
<div>
<br /></div>
<div>
These spidery plants look alien to the untrained eye. They grow without soil, making them one of the most unique options out there. Spritz them with water once a week and you'll have them thriving in no time!</div>
<div>
<br /></div>
<div>
<b>African Violets</b></div>
<div>
<br /></div>
<div>
For a pretty pop of color, try the African Violet on for size. Easy to care for and gorgeously bright purple, this house plant is low-key and beautiful. What a combination!</div>
<div>
<br /></div>
<div>
<b>Peace Lily</b></div>
<div>
<br /></div>
<div>
For a big, bold statement plant, look no farther than a peace lily. Though they need a lot of light, these stunning plants require very little once they're placed in a sunny corner. Just be careful if you've got pets at home, as this one is also toxic to animals!</div>

<div>
The world is a strange place right now. We're all adjusting to working from home, doing more with less, and spending less time out and about. It comes as no surprise that many of us are turning to our favorite foods and drinks to comfort ourselves during these uncertain times. Unfortunately, regular grocery runs are more complicated than ever, and trips to our favorite breweries are downright out of the question.</div>
<div>
<br /></div>
<div>
The good news? There are a number of beer delivery services rising to the occasion. The next time you find yourself craving a cold one, look to these options. You'll be relaxing with your favorite pour in no time!</div>
<div>
<br /></div>
<div>
<b>Craftshack</b></div>
<div>
For the last five years, Craftshack has been offering the widest selection of craft beer online. Their small team of beer experts works hard to offer the most in-demand pours to customers across the country. While shipping can be expensive, ordering large quantities makes the splurge a little easier to bear.</div>
<div>
<br /></div>
<div>
<b>Tavour</b></div>
<div>
This online retailer markets themselves as the Netflix for beer lovers, and it's not hard to see why. The subscription-based service allows users to fill up a box for shipment over time, giving you some flexibility to add or change your delivery. It's a great way to try new kinds of beer without committing to a full six-pack.</div>
<div>
<br /></div>
<div>
<b>Drizly</b></div>
<div>
Need your beer delivered fast? Try Drizly, a service that promises beer delivery in under an hour. They work with liquor stores in your area to fulfill orders, so supplies can be limited. Still, in your hour of need, Drizly is the company you'll want to turn to!</div>

<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiRzWsGSTgQXPDJ67aSGrLGtSeNwvwjB4W0u81hKr0d_bQGGulpxwkCafFhgzTcOVNNI-xi_wkQnzFqpERsrqvv3voJjlXN4YF219AxPhOIy66Nn3fr1izXiIXv8MfCAT9-NIfH1mDlZBE/s1600/pexels-photo-1267328.jpeg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="1068" data-original-width="1600" height="213" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEiRzWsGSTgQXPDJ67aSGrLGtSeNwvwjB4W0u81hKr0d_bQGGulpxwkCafFhgzTcOVNNI-xi_wkQnzFqpERsrqvv3voJjlXN4YF219AxPhOIy66Nn3fr1izXiIXv8MfCAT9-NIfH1mDlZBE/s320/pexels-photo-1267328.jpeg" width="320" /></a></div>
<div>
There's a lot of uncertainty in the world right now. While the spread of COVID-19 has already had huge implications for the world economy, it's unclear what the long-term impact of the pandemic will be like on some industries. Beer has long provided solace during stressful times, and while COVID-19 may be shuttering bars and restaurants, demand for booze remains. </div>
<div>
<br /></div>
<div>
Some bottle shops and craft breweries are turning to delivery to get their products to consumers. Others are redoubling efforts to stock grocery shelves. Long-term, though, craft breweries will need support more than beverage industry giants like InBev and MillerCoors. Since crafter brewers often rely on their taproom profits to keep afloat, COVID-19 closures are especially painful.</div>
<div>
<br /></div>
<div>
The craft beer scene has thrived over the last few years. Beer fans have had no shortage of options when it comes to flavors, styles and price points. COVID-19 will inevitably see the shuttering of many beloved breweries, so it's up to the consumer to help wherever they can. If you have a favorite brewery you're concerned about, experts say now is the time to show your love. Pick up a few six packs for the long haul, and if gift cards are available, consider supporting your favorite brewery that way, too. </div>
<div>
<br /></div>
<div>
While not much is certain about the days and weeks that lie ahead, there is something especially comforting about sipping our favorite pours as it all unfolds. Just be sure to wash your hands after enjoying!</div>

<div>
St. Patrick's Day is a celebration of all things Irish, but it's also one of the foremost (if unofficial) beer holidays. Next to Super Bowl Sunday, St. Patrick's Day is one of the most popular days of the year to crack open a cold one or two. If you're hoping to go beyond green beer and Guinness this year, try one of these authentic Irish pours:</div>
<div>
<br /></div>
<div>
<b>Kilkenny Irish Cream Ale</b></div>
<div>
Dating back to the 1700s, this classic Irish ale is a favorite of Emerald Isle locals. With a nitrogenated cream head similar to Guinness, the pour is distinctly creamy and smooth. It's also, funnily enough, a favorite of Canadians, so you can cheers to both countries with a single beer!</div>
<div>
<br /></div>
<div>
<b>Porterhouse Brewing Co. Oyster Stout</b></div>
<div>
For a slightly more contemporary brew, try this dark, aromatic stout straight out of Dublin. Though the brewery only dates back to the 90s, Porterhouse has earned a stellar reputation for flavor through its relatively short lifetime. This blend of grains, hops and fresh oyster notes will satisfy stout fans everywhere.</div>
<div>
<br /></div>
<div>
<b>O'Hara's Leann Folláin</b></div>
<div>
If you're hoping to do as the Irish do on St. Patty's Day, pick up a six-pack of this beloved stout. It has made the top of countless "must try" lists since it launched 11 years ago, and one sip will make it obvious why. With notes of dark chocolate, coffee and vanilla, this delicious pour will keep you coming back for another round time and time again.</div>

<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEh2ijRnrC0yos88tpg8ofo0GpBB3nIT2ff6VXdsQTxqYaIvLAlMJC5bu84Un0uqvgZq0sfyh2Wr9OvVyMoPAQHt5qcCMbwp5lKJRQcJPjKkxiEJlFSFcLBXVKhNjbpHNEnW3yhxAtJB_oY/s1600/pexels-photo-2696299.jpeg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="1300" data-original-width="975" height="320" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEh2ijRnrC0yos88tpg8ofo0GpBB3nIT2ff6VXdsQTxqYaIvLAlMJC5bu84Un0uqvgZq0sfyh2Wr9OvVyMoPAQHt5qcCMbwp5lKJRQcJPjKkxiEJlFSFcLBXVKhNjbpHNEnW3yhxAtJB_oY/s320/pexels-photo-2696299.jpeg" width="240" /></a></div>
<div>
We've all been there: late at night, or maybe early in the morning, the peace and quiet of your apartment is interrupted by a thudding. Or maybe a bang. Loud singing, thumping basslines, and loud debates can turn even the most tranquil of apartments chaotic. While it's true that some noise is expected from neighbors when you're sharing walls, their loud music, partying and shouting shouldn't disrupt the peaceful enjoyment of your space. Scott Safadi of Cal Bay Property management recommends trying these tips the next time your noisy neighbors get loud:</div>
<div>
<br /></div>
<div>
<b>Talk to Your Neighbors</b></div>
<div>
The first step in addressing a noisy neighbor? Simply talk with them about the issue. In many cases, they may not even realize they're being loud enough to impact others. While it's scary to work up the nerve to knock on their door and ask them to keep it down, you'll be surprised at how reasonable most people will be once they understand there's an issue!</div>
<div>
<br /></div>
<div>
<b>Offer a Compromise</b></div>
<div>
If you work early mornings and need quiet to sleep, your neighbor's late-night band practices might not be conducive to your bedtime routine. Explain your need for quiet after a certain hour and offer to compromise by allowing them to play until you're ready for bed. It may require you to invest in quality noise-canceling headphones while you watch TV at night, but a compromise helps keep everyone happy.</div>
<div>
<br /></div>
<div>
<b>Check Local Noise Ordinances</b></div>
<div>
Some neighbors will be less inclined to keep it down than others. If your requests to quiet down are ignored or outright refused, check your city's noise ordinances. Most towns have public quiet hours that require residents to minimize noise after a certain time. It's also worth checking your lease before making a noise complaint. Multifamily communities usually maintain their own standards for how late loud music can be played.</div>

Head to Cleophus Quealy Beer Company on February 16 for a delicious pairing of homemade chilaquiles and micheladas. Not familiar with the drink? <a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgEPPuGFug11C1nZu6aOlIkOg-JJdwAoc8IB_wkaedNiYecfnwCoxAFgmG4_jjiz0j8ZLbc-EVkGex-61aRx8xR05coub-c5EQYhQyoTLXn6YOGmA_0AVv5Ab2WXknUtg8D831MGBOwUQk/s1600/pexels-photo-3073970.jpeg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="1067" data-original-width="1600" height="213" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgEPPuGFug11C1nZu6aOlIkOg-JJdwAoc8IB_wkaedNiYecfnwCoxAFgmG4_jjiz0j8ZLbc-EVkGex-61aRx8xR05coub-c5EQYhQyoTLXn6YOGmA_0AVv5Ab2WXknUtg8D831MGBOwUQk/s320/pexels-photo-3073970.jpeg" width="320" /></a></div>
<div>
Downtown San Jose has a lot going on. When trying to decide on a restaurant, it's easy to get lost in the shuffle of Yelp reviews. Besides, reviews can be faked, and you never know when one bad customer service experience may have colored a particularly upset reviewer. Rather than turning to anonymous strangers for guidance, look no further than our local's guide to downtown San Jose dining. Scott Safadi and his team at Cal Bay Property Management can vouch for these delicious spots!</div>
<div>
<br /></div>
<div>
<b>Zona Rosa, 1411 The Alameda</b></div>
<div>
<b><br /></b></div>
<div>
Hand-made tortillas, grass-fed meatballs, and ahi tuna tostadas are all on tap at Zona Rosa, San Jose's best Mexican restaurant. While you might not typically associate carrot chile soup with modern Mexican cuisine, Zona Rosa's will have you rethinking everything you know! Wash it all down with a margarita or three -- they're housemade and deliciously fresh.</div>
<div>
<br /></div>
<div>
<b>Paesano Italiano Ristorante, 305 W. Julian St.</b></div>
<div>
<b><br /></b></div>
<div>
For a traditional date night on the town, head to Paesano. Cheerful decor gives the place a contemporary vibe, but the menu is filled with classics like gnocchi, ravioli, and carpaccio. The chef's commitment to tradition is palpable, but you'd be foolish to dismiss this spot as just another place to grab a slice. Valentine's Day is coming up - make your reservations at Paesano sooner rather than later!</div>
<div>
<br /></div>
<div>
<b>The Grill on the Alley, 172 Market St.</b></div>
<div>
<b><br /></b></div>
<div>
If Italian doesn't tickle your fancy, consider The Grill on the Alley instead. This trendy, high-end restaurant and bar offers an exciting menu comprised of unique flavor combinations. Try the lobster salad -- it's topped with pine nut brittle and a Tahitian vanilla vinaigrette! </div>
<div>

<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgN9ei_4vrIwonE8Eq0Lhdg6NRWI0LKrCOVQXmXDkD1mYUuwHRBB_NW0pH0z0L1ptT3Zo4vtUC7LcOMPpSyh1tavYdP2C2x7dwxbJdZf92KV0VQ2589JWfB4509Oof8HOCZwMEWtlNkRmk/s1600/pexels-photo-2265488.jpeg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" data-original-height="1067" data-original-width="1600" height="213" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgN9ei_4vrIwonE8Eq0Lhdg6NRWI0LKrCOVQXmXDkD1mYUuwHRBB_NW0pH0z0L1ptT3Zo4vtUC7LcOMPpSyh1tavYdP2C2x7dwxbJdZf92KV0VQ2589JWfB4509Oof8HOCZwMEWtlNkRmk/s320/pexels-photo-2265488.jpeg" width="320" /></a></div>
<div>
Running a successful rental business is hard work. While people might like to imagine renting to be an easy way to earn passive income, the reality requires a lot of long hours and sweat equity. Of course, taking a DIY approach to landlording isn't the only option. Many remote landlords are choosing to hire trusted property managers to be their eyes and ears on the ground. Scott Safadi of Cal Bay Property Management recommends this approach for anyone too busy to handle the daily operations of a rental property.</div>
<div>
<br /></div>
<div>
By partnering with a property management company with a track record for success, you'll outsource all of the not-so-fun parts of landlordship. A property manager can vet applicants, fill vacancies, and manage the maintenance requests of tenants. When a phone call comes in at 2 AM, it'll be the property manager who answers, not you! This peace of mind can't be undervalued.</div>
<div>
<br /></div>
<div>
Of course, property management companies give you the freedom to be as hands-on -- or off -- as you'd like to be. If you prefer to handle the leasing details yourself and allow the property manager to simply be the first line of defense against late night calls, you're always welcome to take the lead. Flexibility is key with any professional partnership, and property management is no different.</div>
<div>
<br /></div>
<div>
Outsourcing maintenance woes is one of the prime benefits of working as a remote landlord. Rather than pay expensive prices for the only plumber available on short notice, property managers forge long-term relationships with maintenance professionals they've thoroughly vetted. Repairs can be handled efficiently and affordably when you've got a property manager on duty!</div>
<div>

<br />
<div>
</div>
<br />
<div>
<div>
Moving to a new area comes with many challenges. Without insight into the history or culture of specific neighborhoods, it's hard to know where to start putting down roots. If you're hoping to move close to downtown Mountain Valley while still maintaining the quiet pace of suburbia, consider Shoreline West. Scott Safadi of Cal Bay Property Management says the enclave of homes, apartments and condos there are ideal for families and young professionals alike.</div>
<div>
<br /></div>
<div>
Ideally located just 15 miles northwest of San Jose, Shoreline West is mere steps from downtown Mountain View. Its proximity to the headquarters of major tech companies like Apple and Google makes the area attractive for anyone hoping to cut down their commute. You'll also never be far from a peaceful park in pretty Shoreline West!</div>
<div>
<br /></div>
<div>
Shoreline West residents love the walkability of their neighborhood. Head to Shoreline Blvd. for delicious eats. Whatever you're craving, you'll be able to find something to satisfy your hunger at one of the many tasty eateries there. When you're ready to grab a beer with friends, head to Castro St. It's chock full of breweries, pubs and dance clubs to enjoy.</div>
<div>
<br /></div>
<div>
No matter your reasons for moving to Silicon Valley, make sure to consider Shoreline West when searching for the perfect rental!</div>

The first few interactions you have with a new tenant can set you up for success - or failure. While tenants may not expect much from you besides the key to their new place, a welcome package can reassure them that they've made a good decision moving into your community. Scott Safadi of Cal Bay Property Management advises landlords to put together a small gift or welcome basket to greet new tenants and prepare them for life in their new unit. Here are a few ideas for what to include:</div>
<div>
<br /></div>
<div>
<b>Delivery Menus and Gift Cards</b></div>
<div>
<br /></div>
<div>
Moving has a way of working up an appetite, but people rarely feel like cooking after a long day of unloading boxes. Given how exhausted many tenants are on their first evening in the new place, nothing will be more welcome than an assortment of delivery menus and a gift card to a service like Uber Eats or Door Dash. Even $10 towards an order can take the sting out of ordering dinner! </div>
<div>
<br /></div>
<div>
<b>Information Packet</b></div>
<div>
<b><br /></b></div>
<div>
It takes some time to get the lay of the land after moving to a new neighborhood. Put together basic information about where to park, how to recycle, where to pick up your mail and any upcoming tenant events you have scheduled. This is a great way to stay ahead of some of the most frequently asked questions.</div>
<div>
<br /></div>
<div>
<b>Cleaning Staples</b></div>
<div>
<br /></div>
<div>
You want your tenants to keep your rental nice. Start them off on the right foot with a grab bag of sponges, soap, and glass cleaner. While there's no guarantee they'll be used, it's a nice way to send a message about your expectations of their tenancy.</div>

<div>
The Silicon Valley housing crisis is no secret. Experts, philanthropists, and some of the world's top business leaders are working to find solutions to the area's affordable housing challenges. A <a href="https://www.bizjournals.com/sanjose/news/2019/11/19/millennials-are-giving-up-on-home-buying-dream.html">new study reveals</a> more of what many locals already knew: when it comes to owning a home, San Jose Millennials are among the nation's most pessimistic. One in five believes they'll rent for the rest of their lives. </div>
<div>
<br /></div>
<div>
While the results of the study aren't exactly surprising, they are illuminating. The largest barrier to homeownership is the hefty down payment required upfront. Bad credit is also a challenge, especially for Millennials of color. The study concludes that only 25 percent of surveyed Millennials will be able to afford a down payment in the next five years. </div>
<div>
<br /></div>
<div>
The result of this unfortunate trend, at least for the foreseeable future, is plenty of renters. Property owners considering renting out their homes, condos, and apartments will find no shortage of people lining up to fill vacancies. If you decide to get into the rental game, be sure to hire an experienced property manager to handle the details - while are residents may indeed be eager for apartments to lease, they can also be more demanding than many new landlords anticipate!</div>
